NHE provides turn-key and customized management services to neighborhoods of all sizes. Currently, we service more than 65 upstate communities and more than 50,000 residents through the two main, but separately-managed, business units of the company: Association Management and Apartment Management. - 24/7/365 emergency response service
- Use of TOPS software for professional association management
- Maintain all association records and accounts
- Maintain permanent electronic storage of all association documents and correspondence
- Manage insurance documents, accounts, and claims
- Facilitate architectural change request procedures, serving as liaison between ARC committee and individual owners
- Placing liens on properties and/or advising Board to seek a judgment in magistrate’s court and/or foreclosure for unpaid dues
- Serve as registered agent for association, receiving all legal notices on the association’s behalf

- Process invoices and send payments via Strongroom Solutions’ accounts payable system
- Process requests for information for closings and refinances via CondoCerts secure electronic document delivery service
- Offer multiple payment options for homeowner assessments and fees
- Establish and maintain banking accounts
- Process payables and deposits on a daily basis
- Provide recommendations for assistance in collecting delinquent accounts
- Prepare and distribute monthly financial packages for Board members
- Assist in preparing and administering the annual budget
- Issue 1099s to association vendors
- Submit CPA or EA prepared state and federal tax returns

- Receive all owner inquiries and service requests and issue work orders
- Supervise all maintenance services and repairs
- Manage the contract bidding and negotiation process with vendors
- Enforce association governing documents and rules and regulations
- Manage clubhouse reservations and pool key distribution
- Maintain and control community electronic access systems
- Advise Board members in matters relating to the community’s governing documents

- Visit and inspect the community at least once a month
- Facilitate all member communications via phone, email, and traditional mail
- Distribute Board communications to all owners and send welcome packets to new owners
- Assist Board in meeting preparation and facilitating
- Attend regular Board meetings and annual owner meetings
- Serve as contact for realtors and closing attorneys
- Manage and maintain community’s webpage on NHE company website

Benefits of Association Management by NHE
Accountability
NHE diligently collects regime fees and annual assessments from all owners. We recommend collection efforts to the Board and are aggressive in pursuing every legal remedy available to the association for collecting outstanding balances, including filing liens and foreclosure actions. NHE is partnered with Smartstreet, a division of Union Bank, crafted to serve the needs of homeowners associations, offering numerous payment options and no banking fees. NHE also vigorously manages association cash flow to maximize interest earned on all association accounts.Reliability
NHE requires all vendors to provide proof of workers compensation insurance and general liability insurance. Mutual trust exists between NHE and our qualified vendors because vendors are treated with respect and are paid promptly for their services. NHE is conscientious in providing board members with professional advice and counsel. We prepare effective annual budgets for the Board as well as long-range plans for capital improvements, either in-house or through a reserve study provider.
